About HeritageDeed,
what it is and is not
HeritageDeed is software that generates property title search reports from official public records in the US counties it covers. Enter an address, pay once, and get a PDF report plus the same data as JSON, usually within minutes. HeritageDeed does not sell title insurance and is not a law firm or a consumer reporting agency.
What it is

What it is not
- A title insurer or title agent: HeritageDeed does not sell, issue or underwrite title insurance
- A law firm: a report is not legal advice or an attorney's opinion of title
- An abstract company: reports are generated automatically and are not certified abstracts of title
- A consumer reporting agency: reports may not be used for credit, employment, tenant screening or insurance decisions
- A closing or escrow agent: HeritageDeed does not hold funds or conduct closings
How a report is made
The address is matched to its official parcel first. The county's land records, the tax roll, federal courts and, in New York City, the city agencies are then searched at the same time; each mortgage is matched to the release that closes it, and anything left open is called out at the top of the report with a plain-English summary.

About an order, include its 8-character order number from your order page or email. The contact page has the details.
Payments
Checkout is handled by Creem (Armitage Labs OÜ), HeritageDeed's merchant of record. Creem processes the card, calculates any sales tax and issues the receipt, so the charge may appear under Creem's name. If a report cannot be produced or is not delivered within 24 hours, you get a full refund under the refund policy.
