AI title search for agents, one MCP server

HeritageDeed runs a public MCP server at heritagedeed.com/mcp/public. Any MCP client can check county coverage, order an AI title search for a US property, follow its progress and read the finished report as JSON, with the PDF link. No API key or account is needed, and it is free while HeritageDeed is in its launch period.

The workflow an agent follows

  1. check_coverage with the state and county (or city), then check_address to confirm the address matches a parcel.
  2. order_title_search with the full street address. It returns an order_id.
  3. get_order_status every 20 seconds or so until the status is complete, usually within one to three minutes.
  4. get_report for the JSON, and the PDF link for the user.

Questions

Is the HeritageDeed MCP server free?

Yes, during the launch period: no API key, no account and no charge for reports ordered through it. When paid orders start, coverage, status and report reading stay free and ordering returns a checkout link.

What does an agent get back?

The same report a customer gets on the site: a PDF plus the data as JSON, with the owner of record, deeds, mortgages matched to their releases, liens, court records matched to the owner, tax status, flood zone, a plain-English summary and a risk score, and every source searched with its status.

Which properties can it search?

Residential and commercial parcels in the counties HeritageDeed covers: New York City and Erie County NY, six Florida counties, Harris and McLennan counties TX, Cook County IL, Philadelphia, Maricopa County AZ, Pulaski County AR, Durham and Forsyth counties NC and Horry County SC. list_coverage returns the current list.

Are there rate limits?

Yes. The endpoint is limited to 10 requests per second per client, and orders are capped per client IP per minute and per day during the free period. Reading coverage, status and reports is not capped beyond the request rate.

Is a report title insurance?

No. A HeritageDeed report is a public-records search, not title insurance, a title commitment or legal advice. Agents should say so to their users; get_terms returns the exact wording.

Does the server need a login or OAuth?

No. It is a stateless Streamable HTTP server with no authentication, which is why it works from a plain curl call as well as from Claude, ChatGPT or Cursor.
