The order runs the same search as an order on heritagedeed.com, against official records: county land records, the assessor or appraisal roll, the tax office, federal courts, flood maps and federal environmental databases. The answer says which records were checked and whether each responded. Full reference, webhooks, batches and code in Python and JavaScript: API documentation.

What the API does

What it is not

It is not a bulk property data feed: no MLS listings, rents, automated valuations or nationwide parcel files. Title searches run only in the 42 covered counties (coverage by county). A HeritageDeed report is a search of public records, not title insurance, a title commitment, an abstract certified by a licensed abstractor or a legal opinion. Reports may not be used for any purpose covered by the Fair Credit Reporting Act, such as deciding a person’s eligibility for credit, insurance, employment, housing or tenancy.

Price and limits

API keys are free. Reports ordered through the API cost $49 per title report and $29 per environmental report, or $25 a title report with prepaid API credits (a pack of 10 is $250), within 25 orders a day, 300 a month and 60 requests a minute per key. Without credits, each order answers with a Creem checkout link at the normal price and the search starts once it is paid; status, report and PDF reads stay free.

Questions

What does the HeritageDeed real estate API return?

Finished reports, not raw listings: for a title search, the owner of record and vesting deed, every deed, mortgage and release the county index returns with each mortgage matched to its release, recorded liens, lis pendens and UCC filings, federal court records matched to the owner, tax status and flood zone, as JSON and PDF. For the environmental report, the federal environmental records near the address.

Is this a property data API with listings or home values?

No. There are no MLS listings, rental data, automated valuations or bulk parcel downloads. Each call orders one report about one property from official records, which is what title, lien and due-diligence work needs.

Is there a free real estate API key?

Yes. Keys are free; the reports ordered with them are paid ($49 per title report and $29 per environmental report; $25 a title report with prepaid API credits, sold in packs of 10 for $250), with 25 orders a day and 300 a month per key. Get one at heritagedeed.com/developers/api-keys.

Which counties can the title search API search?

42 counties in 13 states: New York County NY, Kings County NY, Queens County NY, Bronx County NY, Richmond County NY, Erie County NY, Duval County FL, Hillsborough County FL, Brevard County FL, Pasco County FL, Okaloosa County FL, Cook County IL, Philadelphia County PA, Lancaster County PA, Beaver County PA, McLennan County TX, Randall County TX, Ector County TX, Taylor County TX, Wichita County TX, Kaufman County TX, Erath County TX, Upshur County TX, Rockwall County TX, Burnet County TX, Aransas County TX, Calhoun County TX, Colorado County TX, Wood County TX, Harris County TX, Maricopa County AZ, Pulaski County AR, Durham County NC, Forsyth County NC, Horry County SC, Hamilton County OH, Lucas County OH, Delaware County OH, Montgomery County OH, Utah County UT, Fulton County GA, Oakland County MI. The environmental report takes any US street address. GET /api/v1/coverage returns the current list.

Can I run a lien search by API?

Recorded liens are part of the Current Owner Search for covered counties: the liens, lis pendens and UCC filings the county index returns, and every mortgage without a recorded release. It is not a nationwide judgment or lien database.

How fast is it and how do I get the result?

Most reports finish in one to three minutes. Poll the order, or give a webhook URL and receive a signed event when it completes. A county system that is down is retried automatically, and never reported as nothing found.

What can the reports not be used for?

A HeritageDeed report is a search of public records, not title insurance, a title commitment, an abstract certified by a licensed abstractor or a legal opinion. Reports may not be used for any purpose covered by the Fair Credit Reporting Act, such as deciding a person’s eligibility for credit, insurance, employment, housing or tenancy.
