Individual owners are shown as initials; business names as published. Where the list gives no street address, a row shows the parcel number and the published description. Rows are in sale date order, upcoming sales first. The minimum bid is as published and changes with interest and costs. Properties drop off when the owner pays or redeems: confirm with the office running the sale.
Check the title before you bid
No right, interest, restriction or other covenant survives the tax deed, except a lien of record held by a municipal or county government, special district or community development district that the sale proceeds do not satisfy (197.552). Those liens stay with the property. The first question for any bidder is what is recorded against the property: unreleased mortgages, judgment liens, code enforcement and other government liens.
HeritageDeed does not search title records in Collier County yet, so no report can be ordered here; the liens of record are in the county's official records. Counties HeritageDeed covers.
Bidding and redemption rules
- The opening bid is the certificate holder's bid: what it takes to redeem the tax certificate plus costs and interest. On property assessed as homestead it also includes one-half of the latest assessed value (Fla. Stat. 197.502(6), 197.542(1)).
- The high bidder posts a nonrefundable deposit of 5 percent of the bid or $200, whichever is greater, at the sale, and must pay in full within 24 hours, excluding weekends and legal holidays, or the Clerk cancels the bids and readvertises (197.542(2)).
- The owner can still redeem the tax certificate until a tax deed is issued, unless full payment for the tax deed has been made to the Clerk (197.472(1)). A property on this list can drop off before the sale.
- No right, interest, restriction or other covenant survives the tax deed, except a lien of record held by a municipal or county government, special district or community development district that the sale proceeds do not satisfy (197.552). Those liens stay with the property.
- If nobody bids and the certificate holder does not pay, the property goes on the Clerk's list of lands available for taxes (197.502(7)).
- Auctions are held on Mondays as needed, at 1:00 p.m. in the multi-purpose room on the first floor of the main Courthouse (subject to change). Bidders must be present or send a representative, and no phone calls or electronic bids are allowed (Collier County Clerk).
- The Clerk's office holds the auction but assumes no responsibility for any encumbrances or liens on the property (Collier County Clerk).
- The balance is due in guaranteed funds, cash or a cashier's check, within 24 hours, along with recording fees including documentary stamps. Current-year county taxes are the highest bidder's responsibility but are included in the minimum bid if the sale date is after November 1 (Collier County Clerk).
Collier sales are held in person by the Collier County Clerk; the Clerk's tax deeds sales list gives each case's sale date, owner of record, parcel number and minimum bid.
HeritageDeed does not run auctions, does not bid for anyone and does not sell leads. Each list is the office's own, refreshed nightly; the office decides who may bid and on what terms.

On property assessed as homestead it also includes one-half of the latest assessed value (Fla. Stat. 197.502(6), 197.542(1)). Why check the title before bidding?
No right, interest, restriction or other covenant survives the tax deed, except a lien of record held by a municipal or county government, special district or community development district that the sale proceeds do not satisfy (197.552). Those liens stay with the property. A title report lists the deeds, the mortgages matched to their releases and the liens of record, so you can see what is recorded against the property before you bid.
