Manhattan NYC Tax Lien Sale List

What a sold lien means for the title
The buyer of a lien can foreclose if the debt is not resolved, and other liens and mortgages of record stay where they are. A HeritageDeed title report lists the deeds, the mortgages matched to their releases and the liens recorded against the property.
A HeritageDeed title report for the address lists the deeds, the mortgages matched to their releases and the liens of record. Use "Check this property’s title" on a row to start one with the address filled in.

Lien sale rules
- A lien sale is not a sale of the property: the City sells the unpaid taxes and charges to an authorized buyer, which may start a foreclosure if the debt is not resolved (NYC Department of Finance).
- The City sells liens only to a single authorized buyer, not to the general public (NYC Department of Finance).
- Owners get warning notices 90, 60, 30 and 10 days before the sale (NYC Department of Finance).
- After the sale the lienholder may add a 5 percent surcharge and interest compounded daily at 6, 9 or 16 percent a year depending on assessed value, plus costs. Foreclosure can begin one year after the sale, or earlier if payments lapse (NYC Department of Finance).
Nobody bids: the City sells the liens to one authorized buyer. The Department of Finance explains how owners can stay out of the next sale.
HeritageDeed does not run auctions, does not bid for anyone and does not sell leads. Each list is the office's own, refreshed nightly; the office decides who may bid and on what terms.
