Individual owners are shown as initials; business names as published. Where the list gives no street address, a row shows the parcel number and the published description. Rows are in sale date order, upcoming sales first. The judgment is as published and changes with interest and costs. Properties drop off when the owner pays or redeems: confirm with the office running the sale.
Check the title before you bid
The first question for any bidder is what is recorded against the property: unreleased mortgages, judgment liens, code enforcement and other government liens.
A HeritageDeed title report for the address lists the deeds, the mortgages matched to their releases and the liens of record. Use "Check the title before you bid" on a row to start one with the address filled in.

Bidding and redemption rules
- All properties are sold as is. The Sheriff's Office sells whatever interests the defendants have in the property; there may be mortgages or other liens that the buyer has to pay to obtain clear title, and it is up to the buyer or the buyer's attorney to determine what those interests are before buying (Lancaster County Sheriff's conditions of sale).
- Once a bid is accepted as the highest, the buyer has bought whatever interests the defendants have and must pay regardless of what is later found about the title or condition. All sales are final after the property is struck off (Lancaster County Sheriff's conditions of sale).
- A 10 percent down payment is made before the sale; the balance is due within 30 days after the sale or the deposit is lost. The plaintiff may withdraw a property from sale at any time before it is struck off as sold (Lancaster County Sheriff's conditions of sale).
- From January 1, 2026 a $250 fee is charged to the purchaser for each parcel sold, under Pennsylvania Act 48 of 2024 and County Ordinance 163 of 2025 (Lancaster County Sheriff).
- Sheriff sales are held on the last Wednesday of every other month as an online public auction; the buyer receives the deed about 51 days after the sale (Lancaster County Sheriff's Real Estate Unit).
Sales are online public auctions run by the Lancaster County Sheriff's Office: the buyer registers with photo ID, posts the 10 percent down payment before the sale and pays the balance to the Sheriff within 30 days. The Sheriff sets no minimum bid on the list; it prints the judgment amount.
HeritageDeed does not run auctions, does not bid for anyone and does not sell leads. Each list is the office's own, refreshed nightly; the office decides who may bid and on what terms.
