Philadelphia L&I violations and permits
Enter a Philadelphia street address to see the Department of Licenses and Inspections code violations and permits filed against the property since 2007: open cases, cases referred to court, unsafe or imminently dangerous buildings, balances due and permits. The property is matched by its city account, so neighbors and other units on the block are not mixed in.
Start with the house number. The first 5 results of each list are free; HeritageDeed Pro shows them all. Usually answers in a few seconds.
How L&I cases work
L&I groups violations into cases, each with a status such as In Violation, In Violation - Court, SVN Issued, Balance Due or Complied, Balance Due. A case with a balance due can still be owed after the work is done, so the lookup counts balances separately from open cases.
Statuses come from L&I's records and can lag a re-inspection by days or weeks. Before a closing, confirm open cases and balances with L&I.

A HeritageDeed report puts these L&I records in one PDF with the owner of record, the Department of Records deed chain, mortgages and satisfactions, unpaid real estate taxes, federal court cases, the flood zone and nearby EPA-listed sites. Questions
How do I look up L&I violations for a Philadelphia property?
Enter the street address in the lookup above. It finds the property's city account, then searches every L&I code violation and permit filed against it since 2007, and shows open cases, cases in court, unsafe or imminently dangerous cases and balances due.
What do the L&I case statuses mean?
A case is open while it reads In Violation, In Violation - Court (referred to court), Under Investigation or SVN Issued, Balance Due. Complied, Balance Due means the conditions were fixed but fees are still owed. Closed means L&I closed the case. The lookup decides open or closed by the case status, because many individual violations still read Demolish or SVN Issued on cases that are closed.
What is an unsafe or imminently dangerous building?
L&I gives each case a priority. Unsafe and Imminently Dangerous mark structural or safety conditions; thousands of open L&I cases carry one of those two priorities. The lookup counts them separately and the full report flags them as a closing condition.
How do I search Philadelphia permits by address?
The same lookup lists the property's L&I permits since 2007: how many are issued (active), expired or completed, with the newest ones and their approved scope of work.
Does the lookup show the owner?
No. The owner of record, the recorded deed chain, mortgages and satisfactions, unpaid real estate taxes and federal court cases are in the HeritageDeed report for the address.
Official public records; statuses can lag the property's current condition. Not legal advice.
