Results of this lookup on October 20, 2026; zoning maps change by ordinance.
How it works
Enter an address and our software matches it to its tax parcel, the same way the title report does, then reads the zoning district, overlays and special districts for that parcel from official city zoning records. If the data cannot be retrieved, the result says the zoning was not determined instead of reporting no zoning.
The same zoning line, with links to the code, is part of every title report for a New York City, Chicago or Philadelphia property, $49 per report.
Questions
What zoning is my property?
Pick the city or borough and enter the street address: the lookup finds the tax parcel and reads the zoning district at it from official city zoning records, with any overlay or special district and the zoning text that governs it.
Is this an official zoning determination?
No. It reads the cities' published zoning records, which change by ordinance and can split a lot between districts. Chicago issues Certificates of Zoning Compliance, Philadelphia's Department of Licenses and Inspections issues zoning permits, and in New York City the Department of Buildings applies the Zoning Resolution: confirm with them before relying on a district.
What does a district code like R6B, DC-16 or RM-1 mean?
The letters give the district family and the numbers its intensity. In New York City R is residence, C commercial and M manufacturing (Zoning Resolution Articles II to IV). In Chicago RS, RT and RM are residential, B and C business and commercial, M manufacturing, D downtown and PD a planned development with its own ordinance. In Philadelphia RSA, RSD, RM and RMX are residential, CMX mixed-use commercial and I industrial.
What is an overlay district?
An extra layer of rules on top of the base district, such as a New York City commercial overlay (C1 or C2 on a residential block) or a Philadelphia overlay like the Center City overlay. Where a lot is in a special district (NYC) or a planned development (Chicago), that district's own regulations apply as well.
Which cities does it cover?
New York City (all five boroughs), Chicago and Philadelphia. A Cook County address outside the City of Chicago is zoned by its own municipality (or by the county where unincorporated); the lookup says so rather than guessing.
