Check the title before you bid
Each sale is made subject to all outstanding county, city and fire district taxes and local improvement assessments not included in the judgment (Forsyth County Tax Collector's notice). The first question for any bidder is what is recorded against the property: unreleased mortgages, judgment liens, code enforcement and other government liens.
A HeritageDeed title report for the address lists the deeds, the mortgages matched to their releases and the liens of record. Use "Check the title before you bid" on a row to start one with the address filled in.

Bidding and redemption rules
- Each sale is made subject to all outstanding county, city and fire district taxes and local improvement assessments not included in the judgment (Forsyth County Tax Collector's notice).
- The properties are sold as is, without opinion as to title; the seller disclaims any warranty as to title and habitability (Forsyth County Tax Collector's notice).
- After the sale, anyone may file an upset bid with the Clerk of Superior Court within ten days: at least 5 percent more (minimum $750) with a deposit of at least 5 percent (minimum $750). Each upset bid opens another ten days (N.C.G.S. 1-339.25).
- A deposit of 5 to 20 percent of the high bid, as set in the notice of sale, is due on the day of the sale. North Carolina law prohibits selling property tax liens (Forsyth County FAQ).
Sales are held at the Forsyth County Courthouse, 175 N. Chestnut St., Winston-Salem, at the date and time on each listing. Only bids from people at the auction are accepted; upset bids are filed afterwards with the Clerk of Court.
HeritageDeed does not run auctions, does not bid for anyone and does not sell leads. Each list is the office's own, refreshed nightly; the office decides who may bid and on what terms.
