Questions

Which New York counties does HeritageDeed cover?

All five New York City boroughs, where we search every major city agency, plus Erie County (Buffalo). Orders for other New York counties are not accepted yet, so you never pay for a search we cannot run.

How much is a title search in New York?

$49 for a Current Owner Search, $79 for a Two Owner Search and $129 for a 30-Year Search, plus sales tax where it applies. There is no subscription.

Is a title search the same as title insurance?

No. A title search reports what the public record shows. Title insurance is a policy from a licensed insurer that pays if the record turns out to be wrong. A financed purchase needs the policy; a search is the due diligence before it.
