How much is title insurance in New York?
Under the TIRSA rate manual (Seventh Revision, effective October 1, 2024), a Zone 2 owner's policy is $382 for the first $35,000 and then a rate per $1,000: $1,977 on $400,000 and $2,391 on $500,000. In Zone 1 the same policies cost $1,819 and $2,197, but Zone 1 rates do not include the search.
Which New York counties are Zone 1 and Zone 2?

Every other county (44 of them, including Erie, Monroe and Onondaga) is Zone 1. A policy on property in both zones uses Zone 2.
How much is the lender's policy when I also buy an owner's policy?
TIRSA Section 10 charges the loan policy at 30% of the Loan Rate for coverage up to the owner's amount, and the full Loan Rate above it. A $320,000 loan with a $400,000 owner's policy in Zone 2 costs $415.

In Zone 2 the rates include the cost of searching and the tax search for one tax lot. In Zone 1 the search is charged separately. Municipal and departmental searches are extra in both zones.
How are New York premiums rounded?
Each additional $1,000 or fraction of it is charged at the bracket rate, and the premium is rounded to the nearest whole dollar (50 cents and up rounds up).
What else does a New York City buyer pay?
A home of $1 million or more pays the 1% mansion tax, which the buyer pays. The NYC closing cost calculator adds the transfer taxes and the mansion tax to the title premiums.
