Questions
How much does title insurance cost?
It depends on the state and the amount insured. On a $400,000 purchase the owner's policy premium is $2,262 in Texas, $2,075 in Florida, $2,735 in Pennsylvania and $1,977 in New York City, from each state's official schedule. A lender's policy issued at the same closing costs $100 in Texas, $25 in Florida, nothing extra in Pennsylvania when the loan does not exceed the price, and 30% of the loan rate in New York.
Why is the premium the same at every title company in some states?
Texas and Florida promulgate title insurance rates: the Texas Department of Insurance and Florida's rule 69O-186.003 set the premium itself. In Pennsylvania and New York a rating bureau (TIRBOP and TIRSA) files the rates its member insurers use, and the state insurance regulator approves them.
What is the difference between an owner's policy and a lender's policy?
An owner's policy protects the buyer's ownership for as long as they own the property, and its amount is the purchase price. A lender's (loan) policy protects the mortgage lender up to the loan amount and ends when the loan is paid off. Lenders require their policy. In Pennsylvania the TIRBOP manual requires an owner's policy with an insured purchase mortgage unless the buyer waives it in writing under 31 Pa. Code 126.1.
What is a simultaneous issue discount?
When the owner's and lender's policies are issued together on the same property, the lender's policy costs much less than on its own: a flat $100 in Texas (Rate Rule R-5), $25 in Florida up to the owner's amount (rule 69O-186.003(5)), one combined charge in Pennsylvania (TIRBOP Section 5.2 C) and 30% of the loan rate in New York (TIRSA Section 10).
Does the premium include all title charges?
No. The calculator shows the premium from the rate schedule. Endorsements, searches that the schedule does not include, settlement or escrow fees, and recording fees are separate lines on the closing disclosure.
Does HeritageDeed sell title insurance?
No. HeritageDeed runs AI title searches of public records. It does not issue title policies, quote premiums for an insurer or refer customers to a title company.
