Questions

How much is title insurance in Texas?

Under the Texas Department of Insurance basic premium rates effective March 1, 2026, an owner's policy costs $780 on $100,000, $1,768 on $300,000, $2,262 on $400,000 and $5,226 on $1,000,000. A loan policy issued at the same closing is $100. From closings after September 30, 2026 each policy also carries a $3 guaranty fee.

Do all Texas title companies charge the same premium?

Yes for the premium. The Texas Department of Insurance promulgates one schedule of basic premium rates that applies to every policy, and every Texas title company charges the same rates for title insurance. Other closing cost fees can differ between companies.

How is the Texas premium calculated above $100,000?

Find the range that includes the policy amount, subtract the start of the range, multiply by the range factor and round to the nearest dollar, then add the fixed amount. For $400,000: 300,000 times 0.00494 is $1,482, plus $780 is $2,262.

What does the simultaneous issue rule (R-5) say?

When an owner's policy and loan policies are issued at the same time, bear the same date, cover the same land, the owner's policy lists the insured lien as an exception and the loan does not exceed the owner's amount, the owner's policy is at the basic rate and each loan policy is $100. If the loans exceed the owner's amount, the loan premium is the basic rate on the loans minus the basic rate on the owner's policy, plus $100 per loan policy.

What is the minimum title insurance premium in Texas?

$308, the basic premium for any policy up to and including $25,000 in the rate chart effective March 1, 2026.

Who pays for the owner's title policy in Texas?

The purchase contract says who pays, so choose that side in the closing cost calculator. The premium is the same either way.
