Mesa code compliance and building permits
Enter an address in the City of Mesa, Arizona to see its code compliance cases since June 2017 and its building permits: what is open, what went to legal action or collections, what the city shows as owed, and which permits are issued or finaled. The answers come from official city records, matched to the Maricopa County parcel.
Start with the house number. The first 5 results of each list are free; HeritageDeed Pro shows them all. Usually answers in a few seconds.
Code compliance cases
Mesa's code compliance records show each case with its latest status, from June 2017 onward: statuses such as In Violation, Citation Issued, Legal Action, Collections and Unsafe for open cases, and any balance the city shows as owed. The city updates them weekly.
Cases are matched to the parcel itself, not its neighbors. A case the city closed as a duplicate, or a project inspection that found no violation, is counted as closed.
Building permits
The city's building permit records go back to 2003 and are refreshed daily. Permits are shown as finaled or with a certificate of occupancy or completion, or as still Issued. Applications under review or waiting on fees are listed too, but not counted as active.
Buying in Mesa
A HeritageDeed report puts these cases and permits in one PDF with the owner of record, the Recorder's deeds, deeds of trust and releases, federal court cases, the flood zone and nearby EPA-listed sites. Where the records are kept and what the report searches: Maricopa County title search and property records. Glendale has its own lookup: Glendale code compliance cases.
Questions
How do I look up code compliance cases for a Mesa address?
Enter the street address in the lookup above. It finds the property's Maricopa County parcel, checks that the address is inside the City of Mesa, then lists the code compliance cases the city recorded for that parcel since June 2017: how many are open, which are in legal action or collections, and any balance the city shows as owed.
Does it show building permits too?
Yes. The same parcel is searched in the city's building permit records, which go back to 2003: residential, commercial and service permits with their status (issued, finaled, certificate of occupancy issued, under review) and any balance due.
Why does the lookup say my Mesa address is outside the city?
Some addresses with a Mesa mailing address lie in unincorporated Maricopa County or in a neighboring town. The City of Mesa only keeps code and permit records for property inside its limits, so the lookup checks that the address is inside the city limits first.
Why is there no "expired" permit count?
Mesa's permit records have no expired status. A permit stays "Issued" until it is finaled or closed, so an old permit still listed as Issued may never have had its final inspection. Ask the seller for the final inspection or a closed permit before closing.
What else is in the full report?
A HeritageDeed report for a Maricopa County address adds the owner of record from county assessor records, the recorded deeds, deeds of trust and releases from the Recorder, judgments and liens indexed under the owner's name, federal court cases, the flood zone and nearby EPA-listed sites, with the Mesa cases and permits above in one PDF.
