Every line in a property report has to come from somewhere, and that somewhere is rarely a mystery. So let's trace the sources for 1500 Polaris Parkway, one at a time. The trip starts on the tools page, a handy corner of the site full of small public-record lookups. From there, the report button leads to the full order form. The address matters here, because every source is asked about one specific parcel. That's why the suggestion you click has to match exactly. An email address and a button press, and the questions start flying out. None of them need anything more from us. On this order the search asks for the county's parcel and tax data, recorded deeds, mortgages, releases and liens, federal court records and the FEMA flood map and EPA data. It all wrapped up in 23 seconds, which is a lot of reading for one little bar. Here's the proof: the final pages of the report name every source that was used. Flood and EPA data sit alongside the county records, so each fact can be traced back to its origin. And the answer those sources agreed on is PFP Columbus II LLC, the owner of record. Page one also carries the risk meter, which reads 9 out of ten here. Now you know where the facts come from, and you can check them yourself. What would you look up first in Delaware County? Just remember it's a records search, not title insurance.

How recording works here

In Ohio, deeds and other instruments that convey or encumber land are recorded with the county recorder of the county where the land lies; until recorded, they are fraudulent as to a later bona fide purchaser without knowledge of them (R.C. 5301.25).

A mortgage takes effect when it is delivered to the recorder for record, and the first mortgage recorded has preference (R.C. 5301.23).

Within ninety days after a mortgage is satisfied, the mortgagee must record a release of it with the county recorder (R.C. 5301.36), so a mortgage with no recorded release is still of record.

A court judgment becomes a lien on a debtor's land in a county when a certificate of judgment is filed with the clerk of the court of common pleas of that county (R.C. 2329.02), not with the recorder.

The Delaware County Recorder's records carry every party to a document, the consideration (the loan amount on a mortgage), the lot and subdivision, often the Auditor's parcel number, and marginal notations that cross-reference a mortgage and its discharge.

What it does not cover

The Recorder's electronic records begin with deeds from 1978 and mortgages from 1983; older documents may need an in-office search.

A document is tied to the property by its parcel number, or by its lot with the subdivision, city or township; documents tied only by the owner's name are marked.

Judgment liens (certificates of judgment filed with the Clerk of Courts) are not searched, and delinquent property taxes (County Treasurer) are not searched.

The Auditor's ownership records are updated monthly, so a very recent sale may not show the new owner yet.

Condominium units need the unit number; an address shared by several parcels is not guessed.

The report is a public-records search, not title insurance or an attorney's opinion of title.

Questions about Delaware, Powell title searches

How does a Delaware County, Ohio search tie a document to the right house?

The Delaware County Recorder indexes many documents with the Auditor's parcel number and almost all with the lot number, which the county assigns within each city and township. The report keeps the documents that match this parcel and lot, and marks any tied only by name. The Recorder cross-references a mortgage and its discharge in its marginal notations, so a mortgage with a cross-referenced discharge is shown as released and one with none as open (Ohio requires a release within ninety days after payoff, R.C. 5301.36). Judgment liens are filed with the Clerk of the Court of Common Pleas (R.C. 2329.02) and are not part of this search.
