Fair market rent by ZIP code
Enter a ZIP code to see HUD's Small Area Fair Market Rents for it: the monthly gross rent HUD sets for studio to four-bedroom units in that ZIP code, for this fiscal year and last, with the 90 to 110 percent range housing agencies use for Section 8 payment standards. The lookup covers 38,601 metropolitan ZIP codes.
What a Small Area FMR is
HUD's regular Fair Market Rent covers a whole metropolitan area, so a high-rent and a low-rent neighbourhood get the same figure. Small Area FMRs are set for each ZIP code instead. HUD says they “are required to be used to set Section 8 Housing Choice Voucher payment standards in areas designated by HUD”, and that other housing agencies may opt in. HUD designates 65 metro areas, including Atlanta, Chicago, Dallas, Los Angeles, Philadelphia, Phoenix and Washington, DC.
A housing agency can set exception payment standards up to 110 percent of the Small Area FMR. Like all FMRs, the figures are gross rents: rent plus tenant-paid utilities except telephone. For a non-metropolitan ZIP code use the county's FMR on the fair market rent by county pages.
Questions
How do I find the HUD fair market rent for my ZIP code?
Type the 5-digit ZIP code above. The lookup shows HUD's Small Area Fair Market Rents for that ZIP code for studio to four bedrooms, for the current fiscal year and the previous one, and the 90 to 110 percent payment standard range. A ZIP code that crosses two HUD areas shows both.
Why does my ZIP code have no Small Area FMR?
HUD sets Small Area FMRs only for ZIP codes in metropolitan areas. Outside them, and for PO box ZIP codes HUD does not list, the county's Fair Market Rent applies: find it on the fair market rent by county pages.
What are Section 8 voucher amounts by ZIP code?
In HUD's 65 designated Small Area FMR metros, housing agencies must base voucher payment standards on the ZIP code's Small Area FMR, usually between 90 and 110 percent of it. Elsewhere they use the area-wide FMR unless they opt in. The voucher pays the lower of the payment standard or the gross rent, minus the family's total tenant payment, usually 30 percent of adjusted monthly income.
Is the Small Area FMR the rent a landlord can charge?
No. It is a HUD program figure for setting voucher payment standards and some program rent limits. A landlord's rent for a voucher holder must be reasonable compared with similar unassisted units, and the housing agency checks that separately.
Which fiscal year is shown?
The current HUD fiscal year (FY 2027: October 1, 2026 to September 30, 2027) and the one before. Where a reevaluation keeps last year's figures in effect, the lookup says so.
