Loan limits by county, 2026
For 2026, FHFA's conforming loan limit for a one-unit home is $832,750 in most of the country and up to $1,249,125 in high-cost areas; 156 of 3,144 counties are above the baseline. HUD's FHA limits run from the $541,287 floor to the $1,249,125 ceiling, with 398 counties above the floor. VA has no limit for veterans with full entitlement and uses the county's conforming limit otherwise.
The three limits
- Conforming loan limits 2026FHFA's limit for loans Fannie Mae and Freddie Mac can buy: baseline, high-cost ceiling, Alaska and Hawaii.
- FHA loan limits 2026HUD's floor and ceiling and how each county's FHA limit comes from its area median home price.
- VA loan limits by countyNo limit with full entitlement; the county limit sets the guaranty for remaining entitlement.
- Jumbo loan limit 2026Where a mortgage becomes jumbo in each county, and what a high-balance conforming loan is.

One-unit limits, lowest and highest county. Every state page lists all its counties; every county page has the 2 to 4 unit limits and the VA figure.
How the limits are set
Conforming. FHFA adjusts the baseline each year by the change in its House Price Index from the third quarter of one year to the next (3.26 percent for 2026). Where 115 percent of an area's median home value exceeds the baseline, the county limit is higher, up to 150 percent of the baseline. Every county of a core-based statistical area gets the same limit. FHFA announces at the end of November; the limits apply from January 1.
FHA. HUD sets a floor at 65 percent and a ceiling at 150 percent of the national conforming limit; between them a county's limit is 115 percent of its area's median home price. Alaska, Hawaii, Guam and the U.S. Virgin Islands have a higher ceiling to reflect construction costs.
VA. No limit for a veteran with full entitlement since January 1, 2020. With entitlement in use, the guaranty is 25 percent of the county's one-unit conforming limit minus the entitlement used.
For the title side (owner of record, deeds, mortgages, liens), see the counties HeritageDeed covers; a title report is $49 per report.
Questions about loan limits
What are the loan limits for 2026?
Conforming (Fannie Mae and Freddie Mac): $832,750 for one unit in most counties, up to $1,249,125 in high-cost areas, with 2 to 4 unit limits up to $2,402,625. FHA: $541,287 to $1,249,125 for one unit. VA: no limit with full entitlement. Alaska, Hawaii, Guam and the U.S. Virgin Islands have higher limits.
How do I find the loan limit for my county?
Pick the state in the table on this page, then the county: each county page shows the conforming, FHA and VA limits for 1 to 4 units and how the county compares with the state and its neighbours. Use the county where the property is, not where the buyer lives.
When are the 2027 loan limits announced?
FHFA updates the conforming limits at the end of November, effective January 1 (the 2026 limits were announced on November 25, 2025). HUD follows with the FHA limits in a mortgagee letter (Mortgagee Letter 2025-23 for 2026). These pages switch to the new figures as soon as each agency publishes them.
Can loan limits go down?
FHFA says the conforming limit does not decrease: when home prices fall, the baseline stays where it was until the decline is made up, and county limits are held harmless. The baseline stayed at $417,000 from 2006 until 2017.
Is the VA loan limit the same as the conforming limit?
For a veteran who has entitlement in use, yes: VA calculates the guaranty from FHFA's one-unit conforming limit for the county (25 percent of it, minus entitlement already used). A veteran with full entitlement has no VA loan limit at all since January 1, 2020.
