How FHFA sets the limits
Each year FHFA moves the baseline by the change in its house price index between third quarters (3.26 percent for 2026). Where 115 percent of an area's median home value exceeds the baseline, every county of that metropolitan area gets the higher figure, capped at 150 percent of the baseline. Limits never go down: after a price decline the baseline is frozen until the loss is made up. FHFA announces at the end of November; the new limits apply on January 1.

Questions
What is the conforming loan limit for 2026?
$832,750 for a one-unit home in most counties, $1,066,250 for two units, $1,288,800 for three and $1,601,750 for four. In high-cost areas the one-unit limit goes up to $1,249,125.
What is the conforming loan limit for 2027?
FHFA announces next year's limits at the end of November (the 2026 limits on November 25, 2025) and they take effect on January 1. This page shows the 2027 figures as soon as they are published.
What are the Fannie Mae and Freddie Mac loan limits for 2026?
They are the conforming loan limits: FHFA sets the maximum loan Fannie Mae and Freddie Mac can acquire, $832,750 for one unit in most counties and up to $1,249,125 in high-cost areas. A conventional loan above the county limit is a jumbo loan.
What is a high-balance conforming loan?
A loan above the $832,750 baseline but within a high-cost county's higher limit. 156 counties have a limit above the baseline in 2026; each county page shows its limit.
Does the conforming loan limit cap the price of a home?
No. FHFA says the limit restricts the size of the loans Fannie Mae and Freddie Mac can buy, not the price of homes. A buyer can put more down to stay within the limit.
