How HUD sets FHA limits
The National Housing Act caps an FHA-insured one-family mortgage at 115 percent of the area's median house price, within a floor and a ceiling tied to the Freddie Mac conforming limit (12 U.S.C. 1709(b)(2)). HUD sets the floor at 65 percent and the ceiling at 150 percent of the national conforming limit, uses the county with the highest median price in each metropolitan area, and raises the ceiling in Alaska, Hawaii, Guam and the U.S. Virgin Islands for construction costs. New limits apply to case numbers assigned on or after January 1.
