Florida closing cost calculator
Estimate Florida closing costs for both sides of a sale. The seller's net subtracts the mortgage payoff, the commission, documentary stamp tax on the deed (70 cents per $100), the owner's title policy when the seller pays it and recording fees ($10 for the first page, $8.50 for each additional page). The buyer's side shows the note stamps, the 0.2% intangible tax and the title premiums.

Computed with the same rules as the calculator. Seller costs include the commission, the seller's transfer taxes, the owner's title policy when the seller pays it and recording fees; buyer taxes and title are the buyer's transfer taxes and title premiums.

Payoffs are not the only liens
A seller's net also depends on what else is recorded against the property: a second mortgage or home equity line, a code enforcement lien, an unpaid judgment or a contractor's lien must be paid or released at closing. A title search shows them before the contract is signed rather than at the closing table.
Questions
What are seller closing costs in Florida?
The main ones are the commission, documentary stamp tax on the deed (70 cents per $100 of the price outside Miami-Dade, paid by the seller by custom), the owner's title policy when the contract puts it on the seller, the mortgage payoff and recording fees. On a $400,000 sale with a 5% commission and the owner's policy paid by the seller, those costs come to about $24,894 before the payoff.
What does a Florida buyer pay at closing?
A financed buyer pays documentary stamp tax of 35 cents per $100 on the mortgage note and the 0.2% intangible tax, plus the lender's title policy ($25 when issued with the owner's policy) and the owner's policy when the contract assigns it to the buyer. Lender fees, prepaid interest and escrow deposits come on top.
How much does it cost to record a document in Florida?
Florida Statutes 28.24(13) set the clerk's fee at $10 for the first page and $8.50 for each additional page of a standard document (the base $5 and $4 plus the Public Records Modernization Trust Fund and court technology charges). A 2-page satisfaction of mortgage is $18.50.
Who pays the owner's title policy in Florida?
The purchase contract says. The premium is set by rule 69O-186.003 either way: $2,075 on a $400,000 policy.
Does this cover Miami-Dade County?
Not for the deed stamps: Miami-Dade uses a different deed rate and a surtax on some property. The title premium and recording fees are the same statewide.
