Who owns this LLC?

Enter an LLC or corporation name, or the address of a property it owns. The lookup searches the official state business registries of New York, Texas, Pennsylvania, Colorado, Connecticut and Oregon, and the property records of New York City, the rest of New York State, Philadelphia and Illinois, and shows the registry record, the registered agent, any officers the state publishes, and every property recorded to that exact name.

Business names only (LLC, Inc., Corp., LP). We do not search for people. The first 5 results of each list are free; HeritageDeed Pro shows them all. Usually under ten seconds.

What the lookup shows

The registry record: the exact registered name, its ID number, entity type, the state it was formed in, its status, formation or registration date, principal office, the registered agent or the address for service of process, and the officers, directors, managers or principals where the state publishes them. Every record is drawn from the state's official business registry.

The properties recorded to that exact name in the records we can search by party name: deeds and mortgages in the City Register's records (Manhattan, Brooklyn, Queens and the Bronx), NYC housing agency building registrations, the assessment rolls of every New York county outside New York City, Philadelphia's property assessments and Illinois real estate transfer declarations filed since 2014, which also record who signed for the buyer and their title.

Search by the property address instead and the lookup first finds the owner of record (New York City, the rest of New York State, Philadelphia, Illinois, Texas and Utah County), then looks that company up. If the owner is a person, it says so without naming them.

Can you see who the members of an LLC are?

Usually not from a state registry. New York, Colorado and Oregon do not publish an LLC's members. Texas lists officers, managers or directors on the Public Information Report each entity files with the Comptroller. Pennsylvania lists the officers or governors an entity named in its filings, and Connecticut lists the principals from the annual report. Those people are shown here as initials.

The fullest public trail of who acts for an LLC is often the property record: the person who signed the deed, the mortgage or the transfer declaration for it, and the people named on a NYC building registration. A title report reads those documents in full.

Which registries are searched

Each state's official business registry records are searched when you submit a name. Florida and Delaware entity records are not included in this lookup, and Delaware publishes no members.

Questions

Who owns this LLC?

Enter the LLC's name (or the address of a property it owns) and the lookup returns the official registry record from New York, Texas, Pennsylvania, Colorado, Connecticut and Oregon, with the registered agent and the officers or principals the state publishes (people as initials), plus every property recorded to that exact name in the New York City, New York State, Philadelphia and Illinois property records we search.

How do I find the owner of an LLC?

Start with the Secretary of State (or Comptroller) record in the state where the LLC was formed and the state where it does business. That record gives the registered agent, the principal office and, in some states, officers or managers. Then read the recorded documents for its properties: deeds, mortgages and transfer declarations name who signed for the company and in what capacity.

How to find out who owns an LLC for free?

This lookup is free. It returns the official state business registry record for New York, Texas, Pennsylvania, Colorado, Connecticut and Oregon, plus the properties recorded to the same name. Registries typically publish the registered agent, the principal office and the filing history; members are usually not public in New York, Colorado and Oregon. Florida and Delaware entity records are not included in this lookup, and Delaware publishes no members at all. Some states charge for certified copies.

Does New York list LLC members?

No. New York's registry gives the LLC's name, DOS ID, entity type, jurisdiction, first filing date and the address where the Department of State forwards legal papers. It does not publish members or managers. For business corporations it lists the chief executive officer.

Can I search for LLCs owned by a person?

No. This tool searches business entities only and refuses a person's name: a search by name across property and court records is a background check, which we do not provide. The records it returns show people as initials.

Why does the property list differ from the registry?

The registry describes the company; property records are searched for the exact name as recorded. A deed recorded under a different spelling, a former name or another entity in the same group is not matched, and only the places listed are searched. A title report on a specific property reads its full chain of title.

Official registry and property records, as of 2026-10-20. People are shown as initials. Not a consumer report: not for decisions on credit, insurance, employment, housing or any other purpose covered by the Fair Credit Reporting Act. Not legal advice and not title insurance.
